Who we refurbish for

Three reasons a house needs doing up

A refurbishment is rarely one room. It is usually a property that has to be brought up to standard by a date, and the people asking for it tend to fall into one of three groups.

Landlords between tenancies

A tired kitchen, a bathroom past its best and an electrical report that is due. Hard-wearing finishes chosen for letting, with the EICR booked around the changeover.

A house that has not been touched in decades usually needs the services renewing before anything cosmetic, and that is where the work starts.

Every Trade We Cover
What a refurb covers

One quote for the whole property

Plenty of property refurbishment quotes in Staffordshire cover one trade and leave you to find the rest. We bring them all, so the survey, the price and the person you ring stay the same from first visit to handover.

Take as much or as little of this as the house needs:

  • Stripping out old kitchens and suites, and taking them away
  • Rewiring and consumer units plus inspection reports, all certificated
  • Radiators moved or replaced, and pipework reworked
  • A kitchen refurbishment supplied and fitted, or fitting only
  • Bathrooms, en-suites and cloakrooms, tanked as standard
  • Plastering, making good and decoration
  • Carpet, laminate, engineered wood or LVT floors laid last
  • Doors, skirting and architrave to match the rest of the house

Each trade costs the same whether you want one or all of them. What one team gives you is the order of work, with nobody waiting on anybody else.

The finishing trades count

Buyers and tenants judge a house on what they can see and touch: doors that close, storage that fits, floors with no lip at the threshold. These mirrored sliding wardrobes in Scholar Green were made to measure, floor to ceiling.

Our joinery team handles that side, and if the kitchen is being replaced we can draw it up with you first through our kitchen design service too.

How it runs

The order everything goes in

An empty property costs money every week it stands, in lost rent or a mortgage on a house nobody lives in. The quickest refurb is not the one with the most people on site but the one where each stage is ready for the next. We fix that sequence before work begins.

1

Survey and fixed price

Sam looks under the floors and behind the walls, then writes one itemised quote with the order of work and a start date.

2

Strip back

Old units, suites and floor coverings come out and go away, so whatever the house has been hiding is found early.

3

Services first

Cables and pipes are run while walls and floors are open, by our own electricians and renovation plumbers on the same programme.

4

Close up

Plastering and boarding follow, with shower areas tanked before any tile is fixed to them.

5

Kitchens and bathrooms

Units, worktops, sanitaryware and tiling go in, then the second fix connects everything up.

6

Floors, doors, handover

Flooring goes down last so it meets the plinths, doors are hung, and certificates and the guarantee are handed over.

Local knowledge

Refurbishing older houses in the Potteries

A terrace in Burslem, Tunstall, Longton or Fenton that one owner lived in for decades tends to come with a familiar list: a rewireable fuse box with no RCD protection, some brittle rubber-sheathed cable still in circuit, and kitchen sockets spurred off one another over the years.

Downstairs is usually timber boards over a ventilated void; we fix them down and ply over them before new flooring, leaving the airbricks clear. A later concrete floor gets a damp test before we quote for anything on it.

Older houses occasionally still have a lead supply pipe, easily replaced while the floor is up, and bathrooms with no extraction get a correctly sized fan. The same approach goes into a multi-room job in Newcastle-under-Lyme and in all the North Staffordshire towns we serve as well.

What sits outside our work

We refurbish what is already there. We do not take on:

  • Structural openings, steel beams or engineer’s calculations
  • Extensions, loft conversions or garage conversions
  • Anything that needs planning permission
  • Boiler replacement, servicing or repair
  • Emergency call-outs

If your refurb needs a knock-through or a new boiler, mention it at the survey. A builder or heating engineer handles that part, our trades are timed around them, and the rest stays in one quote.

Typical refurbishment costs

No two refurbishments share the same list, so a whole property is quoted after a free survey rather than from a table. Each trade is priced separately, then combined in one fixed, itemised quote, with no travel charge anywhere we cover.

The ranges opposite are for the jobs that come up most in a refurb, supplied and fitted. If something nobody could have foreseen turns up mid-job, work pauses until you have agreed the cost.

Common questions

Refurbishment questions

Can the work fit between two tenancies?

Yes. Give us the day the property empties and the day new tenants arrive, and we plan the work to fit inside that gap. Rented homes in England must have an Electrical Installation Condition Report at least once every five years, plus a fresh one when a tenancy begins if the last report has expired. If the report finds C1 or C2 items, we price the remedial work there and then so you are not hunting for another electrician halfway through the void.

I have inherited a house that needs everything. Where do I start?

With the survey, before you choose a single tile. In a house left alone for decades the order matters more than the finishes: electrics and pipework first while it is empty, then plastering, kitchen and bathroom, then floors. An electrical inspection shows whether you need a full rewire or only a new consumer unit, often the biggest swing in the budget.

How long does a refurbishment take?

It depends on what is in it. Taken alone, a straight bathroom replacement usually runs to five to eight working days, a kitchen to two to three weeks and a typical three-bed rewire to five to eight working days. Where several trades share one house, the written quote gives the sequence and dates, including when the property will be ready.

Do I have to give you the whole house?

No. Some people want everything done; others want a bathroom and an EICR and will decorate themselves. Rates are the same either way, and we will fit around another contractor, such as a builder forming an opening, if we know at the survey.

What happens if something goes wrong after we finish?

You ring us rather than chasing an individual trade. One guarantee covers the whole job, and we hand over the makers’ warranties and the electrical certificates at completion. Keep the certificates safe: a solicitor will ask for them if you ever sell.
